Village board to hold first discussion on Prospect Avenue development

CLARENDON HILLS – The Clarendon Hills Village Board on Monday night will discuss a proposed eight-unit residential development for the corner of Prospect and Park avenues.

The Land Use Committee will discuss the development proposed for 103 S. Prospect Ave. during the village board’s meeting. The board will then have to first consider a special use permit for a Planned Unit Development (PUD) and preliminary PUD Plan; and a comprehensive plan amendment to allow resident development without a retail component.

The three-story development is proposed to be 40 feet in height. The south end of the building, nearest residential property, would have a 25-foot setback in compliance with the village’s zoning ordinance for the property.

Through the review process, the development has been revised to include additional architectural detail and landscaping, such as additional planter boxes and a pergola streetscape feature.

The proposed development was approved by the ZBA/PC during its Aug. 22 meeting.

If the development is approved for first consideration, second consideration would take place during the Oct. 21 village board meeting.
